Can not get anyone to answer my calls

Claim dept refuses to pay contractor which stops work
This nightmare started in Jan of this year and for a simple project that should have taken at most 3 months has now gone on for 10 months. Have experienced rude non-caring associates who, once they answer the phone, just lie to you.
It takes nearly 30 minutes waiting for someone to actually pick up the phone.
I had submitted invoices for payment and was told it would take 10 days for processing. After 3 weeks I was told that the invoices were lost and it would be expidited. After 12 weeks with me making calls, actually driving 12 hours from Tenn. to Troy and speaking with a "manager", and writing letters to the CEO, COO, President, and VP of Counsel, I got the check that paid the first invoice.
After now scheduling my contractor back to work things were going OK until I needed more money from the bank. I actually was able to get my insurance co to pay aditional funds directly to the contractor. I have paid for over $8,000 of the repairs while the claims department have sat on the money and invoices. I sent two letters to the President of the bank and to Consumer Financial Protection.
The letters do get responses but not action. It has now been 10 months since the water break and I am still waiting for the contractor to be paid so that we can finish.

Loan Title in Lieu of foreclosure
I have been trying to get a deed in lieu of foreclosure for months. I was laid off about 6 years ago because of a plant closing so took an early retirement.
Because of our reduced income on Social Security I exhausted my life savings keeping ,y mortgage current. Now savings is gone and went through the whole process of loan modification because I was told I had to do that first. Received a letter sating they received my loan modification package but then the run around began. Started getting letters that I sent incomplete package, would go over list on phone fax the required information and then receive another letter stating the file was still incomplete, they kept asking for updated bank statements which I kept sending.
Have never spoken with my assigned contact person who is Maria, whom I don't think really exists. Then I was told they had the package and it was referred to underwriting, but never heard anything back I kept calling but never received an answer. I inquired about cash for keys, and got another runaround, and now 6 months later am no further ahead. I live in NJ which requires court action before foreclosure but never heard anything from anyone.
I keep telling them I want to turn the home over to them and get some assistance to help me move. When we sent the original hardship letter I explained I had a heart attack and wife is also ill and need help with move and money for first and last months rent, but no response. I am about ready to walk out. I am thinking about just calling them telling them all utilities have been turned off and keys are under the door mat.
But not sure I can even do that.
Who is liable for the home if we leave it?
If anyone is starting a class action suit against this bank I would be interested in joining it.

We had a loan with them. When we asked for a pay off amount.
They had to send it by mail. We waited 17 days for our letter for payoff. The payoff was for 6 days earlier. We had to pay extra in hope it was enough.
We over paid them $12 over. I figured it cost us about $72.00 more,because we had to account for the 6 days and the 3-5 days it took for our check to reach them. Probably could have save us $125-$150 more if they would have told us the amount when we called the first time. Then we had to wait 32 days for our lien release and title.
When you call them you get thier call center,and it is those folks who take all the complaints,because management is to scared to deal with any complaints. I will never do any business with FLAGSTAR ever again. Forgot to mention we paid our loan off 4 years early. I have used banks from new york to los angeles and never had any problems.
This is the worst bank. I hope they go under soon.
